You must also be willing to learn. While clients and customer wants and needs remain the same, the real estate industry is a constantly moving target with regular law, rule and technology changes. It is imperative that you are willing to “keep up” with a rapidly changing industry.

How much income can I make?

As for the money is directly related to your efforts. There is no time clock and no glass ceiling on earnings. No one can get in the way of a great reward, but you!

How do you obtain a license?

Choose the firm and broker you plan to affiliate with prior to starting the process. A good broker will be able to walk you through the entire process. Choosing or affiliating with a firm before you obtain your license is not required, but it will make the process so much easier.

The Tennessee Real Estate Commission (TREC) and the Virginia Department of Professional Regulation (VDPOR) require you to complete pre and post licensing courses. You can choose from a classroom setting or take the classes online.

When you have successfully completed your prelicensing courses, you must take the national and state exams. Those are administered locally. No travel required.

If you haven’t already chosen a broker, now it is a requirement. You will not be issued a license until you select and affiliate with a local firm and broker. All successful applicants are also required to be finger printed and have criminal background checks.

Once you are affiliated with a broker and firm, you will join a local, state and national association so you can have the privilege of using the REALTOR® designation and logo. Joining the associations is also required before you can participate in the local MLS.

Continuing education will be required during every two year license renewal period.

What are the costs associated with obtaining a license(s)?

It does cost money to join the real estate industry in Tennessee. The following are some approximated costs:

  • $500 pre-licensing courses
  • $55.00 testing fee
  • $60 finger printing and background checks
  • $85.00 license application fee
  • $360.00 annual MLS fee
  • $425 annual association dues
    • BTVAR 150.00
    • TAR 120.00
    • NAR 155.00
  • $249 basic biannual errors and omissions insurance (riders for extra coverage may be added)

What are the Initial operating costs?

When planning, don’t forget to include your initial advertising and operating costs. You will need reliable transportation, up to date technology and personal marketing materials.
